There is a question that often sits at the heart of every property purchase:

Should I buy now or should I wait?

It sounds simple, but the answer is rarely as straightforward as watching property prices and waiting for the perfect moment.

During our recent webinar, “Buy Now or Wait? The Smart Investor’s Guide to Owning a Property in Lekki Phase 1,” Adebowale Adesanya, General Manager, Construction Operations at Veritasi Homes & Properties Plc, took participants through some of the factors that should shape a property decision.

The conversation revealed an important principle:

Good real estate decisions are less about predicting the market and more about recognising value.

Here are some of the key lessons from the conversation.

1. Timing Is More Than Waiting for the Right Price

Many prospective buyers delay purchasing because they are waiting for lower prices, better economic conditions or greater financial certainty.

These are legitimate considerations. But waiting alone does not necessarily make an investment decision better.

A more useful question is:

Does this property make sense for my goals, financial position and the long-term potential of the opportunity?

This shifts the conversation from trying to predict what the market will do next to understanding what is available today.

2. Location Still Matters

When evaluating a property, the building itself is only part of the equation.

The surrounding location can influence accessibility, demand, rental potential and long-term ownership value.

This was particularly relevant to the discussion around Lekki Phase 1, where strategic access, residential demand, proximity to commercial and lifestyle destinations, and limited availability of prime land were highlighted as factors buyers should consider.

In other words, you are not only buying the apartment. You are buying into a location.

3. Know What You Are Buying For

A property purchased as a home may be evaluated differently from one purchased as an investment.

For an owner-occupier, considerations may include:

  • Lifestyle
  • Convenience
  • Family requirements
  • Community and environment

For an investor, the questions may shift towards:

  • Rental demand
  • Marketability
  • Long-term appreciation
  • Return potential

Understanding the objective behind the purchase can therefore help determine whether an opportunity is actually suitable for you.

4. Think Beyond the Purchase Price

The price on the brochure is only one part of a property decision.

The webinar also highlighted the importance of understanding the total cost, payment structure, holding period and intended objective before committing.

This is where proper due diligence becomes important.

Before buying, prospective investors should ask:

Who is the developer?

What is their delivery track record?

What documentation is available?

What is the quality of construction?

These questions can help a buyer move from simply liking a property to properly evaluating the opportunity.

5. Waiting Has Its Own Considerations

Waiting is not automatically wrong.

There are circumstances where taking more time to build financial capacity, conduct due diligence or compare opportunities makes sense.

However, the webinar highlighted that waiting can also come with trade-offs.

These may include:

  • Higher entry prices
  • Reduced choice of available units
  • Missing early opportunities
  • Greater competition for quality properties

The objective, therefore, is not to rush into a purchase.

It is to be prepared enough to recognise a good opportunity when it appears.

And Then There Is the Diaspora Buyer

The conversation becomes even more interesting when the buyer is not physically in Nigeria.

For Nigerians living in the UK, US, Canada, Europe and other parts of the world, investing in property back home can come with a different set of questions.

How do I verify the property from abroad?

How do I assess the developer?

What should I know before making payment?

How does buying off-plan actually work?

What happens after I have made the investment?

These are questions that deserve more than a few minutes in a webinar.
